We provide everything you need to ensure a smooth transition from the point of default, to the final sale of your asset.
Our goal is to build a partnership with our clients that will provide them with everything they need to effectively deal with a distressed asset in the most efficient way possible. From the point of default to the point of conveyance we are there to assist you with everything you need.
The most efficient way for us to serve our clients is to establish a "property preservation plan". This plan will establish all of the basic services that the client would like us to perform with a pre-arranged price structure.
Upon default: We are available to monitor occupancy status and property conditions, and to secure abandoned properties as needed.
Occupant contact: We are available to make contact with owners and or occupants to negotiate "cash for keys" to avoid evictions and minimize damages.
Evictions: We are available to coordinate with the Sheriff and or attorney to perform evictions in an efficient manner in compliance with applicable laws and local ordinaces.
Securing the property and debris removal: Upon eviction or abandonment we will secure the property and instal a lock box to provide access. We will also post a notice to contact us in case of emergency.
Lawn Maintenance: If nessacarry, We will do an initial grass cutting to prevent fines.
Property status report: Upon the initial securing of the property, we will provide the client with a status report on the property. We will provide the client with information concerning any signifigant damage and make recomendations for emergency repairs. We will also include any suggested preventative maintenance measures to prevent further deterioration of the property.
Coordinating with city officials: We will work with city officials to avoid any fines, and ensure compliance with any applicable ordinances for the duration of the holding period.
Rountine maintenance: At the clients request we will impliment a rountine maintenance schedule for grass cutting and or snow removal for the duration of the holding period.
Renovations: At the clients request we will perform any nessacarry renovations, or oversee the renovation process by a contractor of the clients choosing.
Coordinating with sales agents: We will work closely with our clients and their sales agents to ensure that the property is accessible and well maintaned.
